Industrial

Industrial real estate in Port Charlotte, Punta Gorda and Charlotte County

Charlotte County's industrial market is smaller and more spread out than Sarasota's or Manatee's. It has two very different halves: established small-bay and freestanding warehouse streets in Port Charlotte and Punta Gorda, and a large, newer industrial and logistics area around Punta Gorda Airport (PGD) at I-75.

Charlotte County's industrial areas

  • Punta Gorda Airport / ECAP (I-75 Exits 161 Jones Loop Rd and 164 US 17). The Charlotte County Economic Development Office markets the Punta Gorda Interstate Airport Park: 4,380 acres with sites from 1 acre to more than 1,000 acres, zoned ECAP (Enterprise Charlotte Airport Park), next to an airport with three lighted runways. This is where Charlotte County's newest large buildings are. Property appraiser records show three buildings on Piper Rd totaling about 700,000 SF, most built in 2022–2023, and new buildings on Northup Dr completed in 2024–2025. The EDO also lists 53.9 acres of ECAP land at the southeast corner of I-75 and Exit 164.
  • Punta Gorda, US 17 / Duncan Rd and Taylor Rd. Older freestanding and small-bay industrial near the city and the airport. Duncan Rd industrial parcels in county records date mostly from the 1970s–1980s (median year built about 1980). The Taylor Rd area runs from 1971 to 2023 (median about 1988). Williamsburg Dr (Punta Gorda) is mostly 1983–2008.
  • Port Charlotte: Market Cir, Electric Way, Whidden Blvd, Paulson Dr. Established Port Charlotte industrial streets. County data show Market Cir buildings from 1978 to 2007 (median 1982) and Electric Way from 1974 to 1995. These are the small-bay and contractor buildings that local trades and small manufacturers use. Murdock Circle, home of the county government center and the EDO, is about 6 miles straight-line from I-75 Exit 170 (Kings Hwy).
  • Charlotte County side of Englewood (Worth Ave, Avenue of the Americas). A cluster of smaller industrial buildings, mostly built in the late 1980s per county data. They're farther from I-75.
  • North toward North Port (Exit 179 Toledo Blade, Exit 170 Kings Hwy). Kings Hwy is Port Charlotte's northern I-75 connection. Toledo Blade is the North Port (Sarasota County) interchange that also serves north Port Charlotte.

Zoning for industrial buildings in Charlotte County

Unincorporated Charlotte County zones land under Chapter 3-9 of its County Code. The industrial districts are: - IG (Industrial general): light manufacturing and assembly in completely enclosed buildings, distribution and warehousing, contractors' offices with storage yards, heavy equipment sales and service, and machine shops. An outdoor storage yard is permitted with conditions. Height 60 ft. - II (Industrial intensive): heavy industrial uses, and processes don't have to be inside a building. Minimum lot 40,000 SF. Height 60 ft. - ECAP (Enterprise Charlotte Airport Park): a mixed industrial and business district covering Punta Gorda Airport and surrounding land, also subject to the county's airport compatibility overlay. Height up to 90 ft. - PD (Planned development): a flexible district approved through concept and site plan review.

Older summary tables in the county code still list IOP and IL districts. The current district sections use IG and II, so check which applies to your parcel.

Official code: Charlotte County Code Ch. 3-9, Art. II: district regulations · Charlotte County Code Sec. 3-9-43: Industrial general (IG)

City limits use different codes. The City of Punta Gorda has its own zoning code, and the county districts above don't apply inside city limits.

Flood zones vary near the harbor and airport. A 2026 appraisal of airport parcels found AE, A and X zones. Check the FEMA map early, since it affects insurance, lending and building cost.

Charlotte County has the final word. Codes get amended, and this is only an overview. Confirm a parcel's zoning, permitted uses and any special-exception requirements with Charlotte County Community Development (or the City of Punta Gorda, inside city limits) before you buy or sign a lease.

Vintage and condition in Charlotte County

Charlotte County shows the age-and-price relationship clearly. The established Port Charlotte and Punta Gorda streets are mostly 1970s–1990s buildings. The airport area has buildings completed in the last few years. As a general rule, older buildings trade and lease for less than newer ones, because new buildings usually bring: - Higher clear heights - ESFR sprinklers - Dock-high doors and truck courts for 53-foot trailers - Newer roofs and wind-rated construction, which matter for insurance after recent hurricanes - Elevation and flood-zone advantages on newer, engineered sites

Older buildings still serve local contractors, marine trades and small manufacturers well, often at rents new buildings can't match. I compare buildings by vintage and spec. No published source I found reports Charlotte County industrial pricing by vintage, so I don't quote vintage-specific numbers.

Build years come from the county appraiser; dashes mark gaps in that record. Drive times assume no traffic (OpenStreetMap/OSRM, October 2026), and I-75 distances are as the crow flies. Ownership and roles appear row by row.

All drive figures are approximate free-flow routes on OpenStreetMap (no traffic). A dash (—) means not calculated.

Frequently asked questions

Where is industrial property in Charlotte County?

Mainly around Punta Gorda Airport (ECAP zoning, I-75 Exits 161 and 164), along US 17 and Taylor Rd in Punta Gorda, and on established Port Charlotte streets such as Market Cir, Electric Way and Whidden Blvd.

What is ECAP zoning?

Enterprise Charlotte Airport Park, a Charlotte County zoning district that mixes industrial and business uses around Punta Gorda Airport. It's intended to promote economic development and is subject to the county's airport-compatibility overlay.

What industrial zoning districts does Charlotte County use?

IG (Industrial general), II (Industrial intensive) and ECAP (Enterprise Charlotte Airport Park), plus PD (Planned development). The City of Punta Gorda has its own code, so confirm each parcel with the county or city.

Are newer Punta Gorda warehouses more expensive than older Port Charlotte ones?

Generally, yes. Newer airport-area buildings usually have higher clear heights, ESFR sprinklers, dock-high loading and newer, wind-rated construction, so they cost more to buy or lease than older small-bay buildings. Compare buildings of similar age and spec.

How close is Punta Gorda Airport to I-75?

About 1.5 miles straight-line from I-75 Exit 161 (N Jones Loop Rd) and about 2 miles from Exit 164 (US 17), based on OpenStreetMap interchange locations.

Who can help me sell an industrial building in Port Charlotte or Punta Gorda?
